The Property Owner would like to replace a three season camp with a Single-Family Dwelling and a Garage.

Current Ground coverage:

Asking for:

Camp: 1216 square feet.

Single Family Dwelling: 1260 square feet

Deck and Stairs: 29 sq. ft.

New Deck and Stairs is 288 square feet.

Total of 1,084 inside of the Shoreline set-back.

Total of 1,152 inside of the Shoreline set-back.

Current height is 12 feet 6 inches at center.

New height of SFD would be 34 feet.

Garage: 336 square feet

Garage Height of 18 feet.

A variance to the Zoning Ordinance is needed for the following reasons:

Article 9, Subsection V, Paragraph D; A noncomplying structure that does not comply with the shoreline setbacks of this Ordinance, may not be enlarged or increased in bulk within the shoreline setback without a variance.

The new single-family dwelling will increase ground coverage and bulk inside of required seventy-five-foot shoreline set back.

Article 4, Subsection IV, Dimensional Standards, this section discusses dimensional requirements for each zoning district.

1-On the west side of this property a set-back variance is needed as the Single-Family Dwelling with attached deck with stairs will be built 7 feet 4 inches inside of the 13 feet 4 inch required set-back.

2- Also, on the west side of this property, a variance is needed for the Garage. This also will be built 7 feet 4 inches inside of the required 13 feet 4-inch set-back.

Please note: Article 5, Subsection VII, lists supplementary regulations for specific uses and structures.

If a variance is granted by the Zoning Board of Appeals, The Adirondack Park Agency will then have 30 days to review and respond to the site plan. Lastly, the Code Enforcement Officer will make final recommendations regarding the issuance of the building permits.
