Notice of Decision in the Matter of a Request for a Variance for

David Falvo PO Box 310 Caroga Lake NY 12032

From the rejection of the Code Enforcement Officer for a permit for the (Erection, alteration, Maintenance) of a permit: build an 8’ x 20’ front deck and enlarge the garage. Percentage of ground cover is at issue, and shoreline setback was at issue.

On the premises located 135 Green Lake Road also identified as parcel _# 52.11-2-16

PLEASE TAKE NOTICE: that a meeting of the Zoning Board of Appeals of the Town of Caroga was held on June 12, 2018 and the variance in the above matter was ALLOWED and the Application GRANTED AS MODIFIED BELOW with the following conditions:

The shed stays on the same footprint that it is now: not exceeding 14 foot by 18 foot 6 inches. It is the property owner’s responsibility to ensure that it stays within the property lines. The front deck must not exceed 6 feet wide by 20 feet long and the stairs must be entirely contained within that 6 foot by 20 foot rectangle. The corners of the deck must encroach the shoreline setback no further than the previous structure. No permit shall be issued until the decision of the ZBA is reviewed by the Adirondack Park Agency. All of the necessary permits must be obtained from the Town of Caroga Code Enforcement Officer prior to the start of the project.
